10 Ways to Prevent Water Damage in Your Houston Home

Prevention is always cheaper than restoration. Here are 10 proven ways to protect your Houston home from water damage.
As water damage restoration professionals serving the Houston area, we've seen thousands of water damage emergencies — and many of them could have been prevented with basic maintenance and awareness. Here are ten proven steps you can take to protect your Houston home from water damage.
1. Inspect and maintain your roof regularly. Houston's intense sun, heavy rains, and occasional hail take a toll on roofing materials. Have your roof inspected annually by a qualified roofer. Replace missing or damaged shingles promptly. Check flashing around vents, chimneys, and skylights. Clean gutters at least twice a year to prevent water backup.
2. Replace washing machine hoses with braided stainless steel. Rubber washing machine hoses are the #1 cause of catastrophic water damage in homes. Replace them every 5 years with high-quality braided stainless steel hoses. Turn off supply valves when traveling.
3. Know where your main water shut-off is and test it annually. In a water emergency, every second counts. Locate your main shut-off valve (usually near the street), label it clearly, and test it at least once a year to ensure it operates smoothly.
4. Maintain your HVAC system. Houston's air conditioning systems run hard for months at a time. A clogged condensate line can cause significant water damage to ceilings and walls. Have your system serviced annually and keep the drain line clear. Install a secondary drain pan with a water sensor.
5. Check your water heater for signs of age and wear. Most water heaters last 8-12 years. If yours is approaching that age, inspect it regularly for rust, leaks, or pooling water at the base. Consider proactive replacement before it fails catastrophically. Place a drain pan under your water heater.
6. Monitor your water bill for unexplained increases. A sudden spike in your water bill often indicates a hidden leak. Even a small hidden leak can cause significant damage over time. If your bill seems high, have a plumber perform a leak detection inspection.
7. Install water leak detection sensors. Smart water sensors placed near washing machines, water heaters, under sinks, and near toilets can alert you via smartphone before a small leak becomes a major flood. Many modern systems can even automatically shut off your main water supply.
8. Grade your landscaping away from your foundation. Water should flow away from your home, not toward it. Ensure the soil around your foundation slopes at least 6 inches over the first 10 feet from your home. Keep flower beds and mulch from trapping water against your foundation.
9. Inspect and maintain your plumbing. Have a licensed plumber inspect your home's plumbing every two years. Pay attention to water pressure — pressure above 80 PSI stresses pipes and fittings. Install a pressure regulator if needed.
10. Keep trees and vegetation away from your sewer line. Tree roots are a leading cause of sewer line damage and backup in Houston. Know where your sewer line runs and avoid planting trees with aggressive root systems nearby. Have your sewer line camera-inspected every 3-5 years.
